·2024-3-23What is Final Walk-through? Within 5 days of closing, we will go do a walk-through of the property. This is to make sure that the property is in the same condition as when we opened Escrow. If the Seller agreed to make any repairs, this is the time to verify that the repairs have been completed. If everything looks the way it is supposed to, we will sign off on the Verification of Property form. The final walk-through is not a contingency of the sale and cannot be used to back out of the contract last minute. Some buyers choose to waive the final walk-through and not see the property before closing; however, I always recommend my clients to complete a final walk-through. ·2024-3-15How is home value determined?🏡 A lot of factors go in the the value of a home, but the four main factors are location, size, condition and amenities. 1. Location📍 The appraiser will look at the location, the neighborhood, if it’s on a cul de sac or busy street, the surrounding areas, etc. 2. Size📐 When looking at the size of the house, they will consider the bedroom and bathroom count, the square footage, lot size and if there’s any additional livable sqft such as an addition or ADU. 3. Condition✨ Is the house remodeled, or does it have the original flooring, appliances, etc? Are the bathrooms and kitchen updated? What kind of flooring is there? Has the roof been replaced? 4. Amenities 🏊♀️ They’ll consider any amenities both in home and in neighborhood. Does it have a pool? Are there walking paths? Are there local restaurants, shops, grocery stores, etc. nearby? What is the walkability? The appraiser will look at comparable properties to the subject property in location, size, condition and amenities. ·2024-3-14What is an Appraisal Gap?💰 An appraisal gap refers to the difference between the appraised value of a property and the sales price that a buyer has offered to purchase it for. If the appraised value of the property is lower than the sales price that a buyer has agreed to pay, there is an appraisal gap. A lender can only lend based on the appraised value of a property. The buyer may need to come up with additional funds to cover the gap between the appraised value and the sales price, or negotiate a lower sales price with the seller. If the buyer does not want to or cannot come up with funds to fill the appraisal gap and the seller does not want to bring down the sales price to the appraised value, the buyer may need to cancel the transaction if they are still within their Appraisal Contingency timeframe.
