·2h ago Why normal people working jobs should buy short term rentals... Yes the cash flow and ROI upside is substantial. However the biggest and lesser known benefit is that you'll pay much less in taxes. Any losses from depreciation can be counted against your active income. You can only do this with STRs (Airbnbs) unless you're a real estate professional status meaning you spend more than half your time on real estate activities. This is one of the biggest cheat codes out there and most people are unaware. It looks like 100% bonus depreciation is coming back in 2025 and now is the time to invest in STRs. 💰

·1d ago In 2015 my wife worked at Domino's and I worked at Dunkin Donuts. We knew we wanted more in life so this is what we did next... In 2016 I worked an entry level sales job and my wife worked as an autopsy technician. The next few years I slowly increased my income and we both saved as much as possible. By 2019, we were already burnt out from our jobs... so we scraped our savings together, I sold my truck and we liquidated our 401k and IRA and bought our first two rental properties. Instead of listing them for rent, we furnished them and put them on Airbnb and VRBO. By the end of 2020 we had three properties that were profiting $15-20k per month. We then went all in... We got a 4th property and quit our jobs in April 2021, forever. Profiting $30k per month while only working a couple hours per week gave us the flexibility to travel the world. We have since scaled to 9 properties, bought our dream cars, house and a Mastercraft x24 wake surfing boat. We started a family and we both stay at home with our daughter and son every day and travel whenever we want. I began teaching others how to do the same thing as us and now l've helped over 3,000 people get started with Airbb even if they don't have a ton of money. ·4d ago Instead of buying down your rate, save the full $20k today and then invest that money into an Airbnb rental arbitrage property. How it works 👇 You rent a property Get perished from landlord to sublet Furnish and put property on Airbnb Airbnb income minus expenses and rent = profit A $20k investment can easily yield a $1-3k/mo profit using this strategy. Why would a landlord ever allow you to do this? 1) Their biggest expense annually is vacancy and turnover You'll eliminate this because you'll be profitable and therefore rent for multiple years. Where there is more profit there is incentive. 2) Rent is always paid in full and on time every month. They won't have to worry about a normal tenant paying vs not paying. 3) The property stays in "for sale" condition because you have to professionally clean and maintain it to perform well on Airbnb. We worked 9-5 jobs in sales, asked for raises, changed jobs for higher pay and most importantly we saved our paychecks & lived below our means. I sold my truck to help buy & furnish our first Airbnb. ➡️ How did you scale to 8 properties in only 5 years? We liquidated our retirement accounts, saved, reinvested, refinanced our personal home, & partnered with other investors to buy our first 4 Airbbs. We refinanced our 2nd, 3rd & 4th property to buy our 5th & 6th. Depreciation & forced depreciation saved us on taxes allowing us to reinvest more. 2021-2022 we started 3 more STR related businesses which boosted our cash flow. Capital partners also allowed us to lower our investment cost. ➡️ Weren't you scared of taking a risk? Of course. But what was the worst that could happen? We'd have to sell our properties & keep working 9-5 jobs? Which we'd have to do anyway if we never got started. ➡️ Do you buy or rent your properties? We buy properties because of the long-term wealth building and tax benefits that come with that. In 2024, we pulled out over $2M tax free via cash out refinance and saved multiple six figures in taxes with forced depreciation, on a SINGLE property. ➡️ Why did profits drop in 2023 despite higher bookings? We did several cash out refinances and pulled out hundreds of thousands of dollars to buy more properties. Mortgages went up on those existing properties & cash flow decreased. But we added more properties using the same money, and captured additional depreciation (lowered our taxes more). Our two FL properties had increased mortgage payments due to skyrocketing insurance & property tax costs, which lowered our cash flow. We recently sold one, looking to sell the other for a better opportunity. We now focus on vacation markets 3-5 drive from major cities. Properties that accommodate up to 20 guests with great design & amenities. ·1-25Many people believe investing real estate is only something for the "rich". But my wife and I have proved this to be false. We don't come from a rich family. Yet, we were able to buy & Airbb properties in the last 5 years. Not to brag, but to show you that it's possible. So how did we do it? We leveraged 3 things: -> Our jobs → Our good financial habits -> Debt And we simply bought one property at a time. We used a conventional investment loan to buy our first 2 properties. We used a conventional second home loan to buy our 3rd property.
